When You Love the Home, Get the Appraisal

When emotions take over and no lender is requiring an appraisal, an independent valuation can help buyers avoid overpaying and make a more confident decision.

I recently had a conversation with a gentleman looking to buy home. He did not need an appraisal for mortgage financing, but he wanted to order one anyway.
Why would someone choose to spend money on an appraisal when neither a lender nor a mortgage insurer was asking for one?
The answer was simple.
He understood human nature. He understood motivation. And he understood the emotions that come with buying real estate.
He knew that almost everyone involved wanted the deal to go through: his agent, the seller’s agent, the owner or developer, his family and friends, and most importantly, himself.
He had no issue admitting that he had fallen in love with the property. That was exactly why he wanted an appraisal.
Why order an appraisal if the bank doesn’t require one?
When buyers become emotionally attached to a home, it becomes harder to stay objective. That is completely normal. Real estate decisions are often personal before they are financial.
People start imagining their future in the property. They picture their routines, their family, and the life they hope to build there.
But emotion can cloud judgment.
This client wanted an unbiased opinion from someone with no vested interest in whether the transaction closed. He wanted to know whether the price made sense, whether the market value supported it, and whether he was making a sound decision.
An unbiased appraisal can protect you from overpaying
An independent appraisal gives buyers something that is often missing in a competitive transaction: perspective.
Our role is not to make the deal work. Our role is to provide a credible, well-supported opinion of market value.
That matters when everyone else involved benefits from the sale moving forward.
For buyers, an appraisal can be a useful tool even when financing does not depend on it. It can confirm that the agreed price is supported by the market, highlight risk, and give you greater confidence before committing to a major purchase.

Why independence matters
The last thing any buyer needs is an appraiser who simply rubber-stamps a transaction.
In fact, there have been occasions when mortgage brokers, after learning that our firm had been assigned to a property, cancelled the appraisal because they knew we are not in the business of “going along to get along.”
That is fine with us.
Our responsibility is not to validate a number because it helps a deal close. Our responsibility is to provide an honest and unbiased opinion based on the market evidence.
That is the value of an independent appraisal.
